Overview

Quod secured full planning permission for the redevelopment of a former Ministry of Defence training facility within the South Downs National Park. The scheme delivers approximately 33,000 sqm of warehousing across two units alongside significant sustainability and biodiversity enhancements. Through extensive collaboration with the National Park Authority, Quod helped deliver a commercially viable yet landscape-led development in a highly sensitive setting.

The approval represents one of Quod’s successful redevelopment projects of an existing employment site in a National Park setting.

OUR ROLE

Quod led the planning strategy and application process for the redevelopment of a former Ministry of Defence training facility on behalf of Equation Properties and BGO. Working closely with the South Downs National Park Authority through extensive pre-application engagement alongside meaningful community and key stakeholder discussions, Quod helped shape a commercially deliverable, landscape-sensitive scheme from the outset. The team also successfully scoped out the requirement for an Environmental Impact Assessment and demonstrated exceptional circumstances for development within the National Park. Quod’s evidence addressed environmental, sustainability and employment land policy considerations, ultimately securing unanimous Planning Committee approval for the scheme and its 24/7 operational use.

Details

The consented scheme delivers substantial environmental and sustainability benefits, including BREEAM ‘Excellent’ and Net Zero Carbon credentials, extensive photovoltaic arrays, Air Source Heat Pumps and integrated SuDS infrastructure. The scheme also incorporates green roofs, living walls and significant native planting, achieving an approximate 95% biodiversity net gain and demonstrating how employment-led development can successfully respond to sensitive National Park environments.
