Berkeley Group
Bromley by Bow Gasworks
Overview
Planning permission has been granted for the Site, which contains seven Grade II-listed gasholders. Together, they form the largest surviving group of Victorian gasholders in the world and account for seven of the UK’s 19 listed examples. Gasworks operations ceased in 2010, leaving the Site as a vacant brownfield site. The vision is to create a vibrant new neighbourhood through a contemporary mixed-use development that respects and complements the Site’s unique historic character.
Details
Quod provided comprehensive planning, socio-economic, development economics and Community Infrastructure Levy (CIL) advice to Berkeley Group to support the redevelopment of its gasholder site at Bromley by Bow in the London Borough of Newham.
OUR ROLE
Quod has provided planning advice from the outset, developing the initial strategy and leading the client team through an extensive pre-application process. Through a collaborative approach, a heritage-led masterplan was prepared to facilitate the regeneration of this strategic brownfield site while retaining all seven listed gasholders. Quod submitted a hybrid planning application and two listed building consent applications for a mixed-use development comprising more than 2,000 new homes in buildings of up to 33 storeys, approximately 7,500 sq m of non-residential floorspace, and publicly accessible open space covering more than three-quarters of the Site. Extensive engagement was undertaken with the London Borough of Newham, the Greater London Authority (GLA), Historic England, key stakeholders and the local community.
