Overview
Unlocking brownfield sites is the backbone of housing delivery and urban regeneration, and the redevelopment of Lewisham Shopping Centre is a prime example. Landsec’s ambitious masterplan for the site was unanimously approved in 2025. This milestone follows years of close collaboration with Lewisham Council, beginning in 2020 and culminating in the submission of the planning application in October 2024.

The new neighbourhood will not only deliver much-needed homes but also create thousands of jobs and opportunities, contributing an estimated £160m each year to Lewisham’s local economy. Quod worked with Landsec and a leading consultant team on this transformational scheme, drawing on our expertise across planning, development economics, social economics, CIL and retail.
OUR ROLE
Acting alongside the client team, Quod led the multidisciplinary consultant team in securing hybrid planning permission for Landsec’s transformational town centre redevelopment. The multi-phase mixed-use scheme will deliver a wide range of town centre and living uses, reshaping the area for future generations. Quod provided a coordinated consultancy offer, drawing on expertise from across the business to respond to the complexity and scale of the project, and continues to advise through the CPO and delivery phases. Shaped by extensive community consultation, the scheme will introduce significant new public green spaces, three public squares and major biodiversity enhancements, creating lasting environmental and social benefits for the local community.
