Overview

Quod submitted the outline planning application for North Quay on behalf of Canary Wharf Group, the largest remaining undeveloped site at Canary Wharf. The proposed mixed-use development comprises 3.8 million sq ft of business, residential, hotel, student, retail and leisure floorspace alongside significant new public realm, creating new connections between Canary Wharf and South Poplar.

OUR ROLE

Quod led all planning and socio-economic aspects of the outline planning application for North Quay on behalf of Canary Wharf Group. The proposed 3.8 million sq ft development delivers a highly flexible mixed-use scheme comprising business, residential, hotel, student housing, retail and leisure uses across buildings reaching up to 65 storeys. Quod coordinated the planning strategy and engagement process throughout the preparation of the application, including extensive consultation with the London Borough of Tower Hamlets and the Greater London Authority during the Covid-19 lockdown period. The scheme also prioritises major public realm improvements, opening up previously inaccessible dockside areas and creating new streets, squares and waterside connections.

Details

A key component of the proposals is the creation of an extensive new public realm network linking Canary Wharf with South Poplar. The scheme introduces new streets, public squares and a 250-metre-long waterside promenade along previously inaccessible dockside, helping to establish a more connected, accessible and vibrant mixed-use neighbourhood capable of responding flexibly to future market demands.
