Overview
Quod has played a longstanding role in the redevelopment of Chelsea Creek, advising on planning, development economics and environmental planning for the major mixed-use residential scheme in Hammersmith & Fulham. Working with Berkeley Group, Quod helped optimise the site’s development potential, securing permission for significant additional housing alongside commercial space, public realm and canal-side infrastructure.

QUOD ROLE
Quod prepared and implemented the planning strategy for the continued redevelopment of Chelsea Creek following the original hybrid consent for the wider site. Working on behalf of Berkeley Group, Quod advised on development optimisation opportunities arising from changing planning policy and the revocation of the Fulham Gasworks Hazardous Substances Consent. The team led negotiations on affordable housing, CIL and Section 106 matters, while coordinating detailed planning applications to supersede parts of the extant consent. This resulted in permission for two new buildings ranging from 7 to 31 storeys, delivering 415 homes and increasing the overall site capacity to 823 residential units.

Quod worked closely with the London Borough of Hammersmith & Fulham, the Greater London Authority and statutory consultees to address complex planning, design and environmental considerations. In addition to planning and viability advice, Quod prepared the Environmental Statement, assessing impacts including daylight, sunlight, overshadowing and socio-economic effects on local infrastructure, education provision and health services.
