Frasers Group’s new 112ha global headquarters has been granted planning permission, delivering a transformational campus. It includes c.18,000 sqm flagship HQ offices with a brand partner hub, c.300,000 sqm of logistics across five state-of-the-art buildings, and c.22,000 sqm of retail R&D space. Additional facilities include a training academy, leisure R&D areas, F&B, nursery, hotel and on-site accommodation

Quod helped shape a strong planning case, working collaboratively, including to demonstrate how the scheme’s benefits outweighed Green Belt harm and supported permission being secured.

The site lies within the Green Belt south of Ansty, strategically positioned adjacent to Junction 2 of the M6 in the heart of the Golden Triangle. Given its sensitive designation, a key strand of the planning case was demonstrating the essential need for the campus and its integrated masterplan. Although substantial weight was given to Green Belt harm, the scheme’s benefits were found to clearly outweigh it under the NPPF test. Since early 2022, Quod’s planning, socio-economic and environmental teams worked collaboratively with officers, advisors, highways authorities and the Environment Agency to secure permission.
